AVJennings - SA - The Buying House and Land Packages Process


Buying the Land

This may vary according to who you buy the land from. Buying a House and Land Package means you may have some flexibility in choosing your block, which may or may not affect the package price. The process will vary depending on who you purchase the land from. When you buy with AVJennings, the process is as follows.

STEP 1: Site inspection.
Visit land estate and inspect lots


STEP 2: Select land
Make sure the House and Land Package is sited on the right lot for you. If you select an alternative lot, you'll need to make sure the home design fits and determine if there are any changes to the cost of building on that lot.


STEP 3: Contract Signing
Arrange a suitable time with your AVJennings Sales Consultant to sign the land contract subject to conditions (if required ie finance)


STEP 4: Deposit
Pay a deposit as per required in your land contract


STEP 5: Finance
Arrange finance through bank/finance broker


STEP 6: Soil test
Arrange soil test if required Ask Your AVJennings Sales Consultant about accessing the lot to conduct a soil test if required


STEP 7: Unconditional contract
Send a copy of your finance approval to your AVJennings Sales Consultant


STEP 8: Settlement
Pay balance of purchase price, at which time you become the legal owner of the land



Purchasing the Home

Choosing a House and Land package means that while the price has been determined for a particular home on a particular lot, you still have some flexibility in the home design – which may or may not affect the package price.

This process may vary according to who you build with. The following process applies.

STEP 1: Find a design you'll love to call home
Find a home design that's right from you, from your builder of choice


STEP 2: Find out the costs.
Once you've chosen your design and discussed the details with your building, ask for a written cost estimate


STEP 3: Your Home Building Agreement
When you've accepted your written cost estimate your builder will prepare your Home Building Agreement.

Your Home Building Agreement is a detailed document including full drawings, Energy Reports and Council requirements and a fee to be paid to your builder. After you sign your Home Building Agreement, a further fee is required so your Builder can apply to council for Approvals on your behalf.


STEP 4: Development Applications and Council Approval
Your builder submits building applications and secures council approvals.


STEP 5: Authority to Commence Construction (ACC)
Your builder provides ACC once finance approval is received


STEP 6: Building your new home
Once the ACC has been issued, orders are placed for labour and materials and the building of your new home can begin


STEP 7: Handover
Your builder will present you with your new home to enjoy in the years to come.
