AVJennings - VIC - The Buying Land Process


Follow our easy step by step guide to buying land with AVJennings.


STEP 1: Choosing your land.
Your sales consultant will help you decide on the best location and size to suit the home you want to build – and to suit your budget.
  • Aspect, big garden potential or low-maintenance area
  • Close to transport, parks, schools, work, relatives, beach, shops
  • Choose your own builder
Hint: Have your finances organised up front. Find out what you can afford and stick with it


STEP 2: The deposit
To secure the allotment of your choice a $1,000 initial deposit is required. You will also be required to sign a contract of sale at this time.
The contract includes the conditions of sale and a section 32 Vendors statement – a document designed to disclose any information relating to the allotment such as rates and taxes.
At this time you should appoint a solicitor or conveyancer and provide AVJennings with their details.
The solicitor/conveyancer will liaise with AVJennings and arrange the transfer of property ownership and all necessary information required by your lending institution.
Hint: Once you have exchanged contracts, there is no going back. So ask lots of questions and be very sure.


STEP 3: Balance payment
The balance of your 10% deposit is due within 14 days of contract signing


STEP 4: Settlement
Settlement normally takes place 4 weeks from exchange of contract as long as the plan of subdivision is registered and approved by the Land Titles Office.
You will otherwise be required to settle 14 days after your solicitor/conveyancer has been issued with the subdivision registration.
Settlement also means the balance of payment is due. Your solicitor/conveyancer will contact your lender to confirm settlement details and arrange transfer of funds.
Once full payment has been made, the title is transferred into your name.
Hint: Chill the champagne.


STEP 5: Building
You are required to submit your building plans to AVJennings for approval prior to submission to council. We have Design Guidelines in place to ensure your new dream home is in keeping with the general theme of the neighbourhood to create an aesthetically pleasing environment for everyone.
