When you choose a House and Land package, the home design has been matched with a block of land and a price has been determined.
When you have decided on the home and land, these two are purchased separately.
BUYING THE LAND
This may vary according to who you buy land from. Buying a House and Land Package means you may have some flexibility in choosing your block, which may or may not affect the package price. The process will vary depending on who you purchase the land from. When you buy with AVJennings, the process is as follows.
1. Site inspection
Visit land estate and inspect lots.
2. Select land
Make sure the House and Land Package is sited on the right lot for you. If you select an alternative lot, you'll need to make sure the home design fits and determine if there are any changes to the cost of building on that lot.
3. Finance
Arrange finance through bank/broker if required.
4. Deposit & Contract Signing
To secure your preferred allotment, you will be required to pay an initial deposit of $1000 and to sign a land contract of sale.
5. Balance of deposit payment
Within 14 days of contract signing, you will be required to pay the balance of your 10% deposit.
6. Settlement
Pay balance of purchase price, at which time the land title is issued to the customer.
PURCHASING THE HOME
Choosing a House and Land package means that while the price has been determined for a particular home on a particular lot, you may have some flexibility in the home design - which may or may not affect the package price.
This process may vary according to who you build with. When you purchase an AVJennings home, the following process applies. If you don't make any changes to the home design in the House and Land package, you go straight to Step 3. Preparing your HomeBuilding Agreement.
1. Find a design you’ll love to call home
Choose from our wide range of options, and talk to our experienced New Home Consultant to a find home design that’s right for you.
2. Find out the costs – fast.
Ten days is all it takes for us to prepare your New Home Tender, once you’ve chosen your design and discussed the details with your consultant.
Because we obtain Survey and Soil Test reports specific to your site, you’ll need to pay a nominal fee for us to prepare your Tender*.
3. Your HomeBuilding Agreement
When you’ve accepted your New Home Tender, it only takes another ten days for us to prepare your Home Building Agreement, or contract.
Your agreement is a detailed document including full drawings, Energy Reports and Council requirements, and requires a fee to be paid*. After you sign your contract, a further fee* is required so we can apply to council for Approvals on your behalf.
4. Development Applications and Council Approval
AVJennings submits building applications and secures council approvals.
5. Authority to Commence Construction (ACC)
AVJennings provides the ACC once we receive finance approval.
6. Building your new home
Once the ACC has been issued, orders are placed for labour and materials and the building of your new AVJennings home can begin.
7. Completion
AVJennings will present you with your new home to enjoy in the years to come.
